First time house flipper?
I’d love to flip houses one day, but have no real estate experience. I don’t even own a home of my own yet, but I’d like to do this for a living one day when I’m at the right point in life. For someone just getting into this field, what are some good books, educational dvds, websites, sources of info, on how to go about doing this for a living?
I’d consider buying foreclosures
You pretty much have two options. Get your real estate license and start practicing that, then you can list the houses AND collect the commission on the sale.
Or, you can make friends with a good agent and work out a deal. If you plan to be selling 3 or more houses a year, you can probably get her to take either a flat rate or a decreased commission in exchange for the quantity of business you are going to offer her.
I agree that cash is the best way to flip. No interest, more purchasing power, and no strings.
Foreclosures often need a TON of work, especially if they’ve been occupied or were not finished. You are also going to need capital and people for that. Before you enter into anything, get inspections and get estimates on repairs/fix-ups.
Just up the street from me, a house went into foreclosure. The house had been listed for sale at $1.2 million but it was found out that it has MASSIVE structural & siding damage. They ended up buying it for $600,000 and then put about $300k into fixing it up. It’s now worth about $850,000 and is going back into foreclosure. My point is that good deals can turn into money pits.
