real estate flipping articles
wanting to buy a house to flip?

im looking into buy a house to flip but not sure on how to go about it,i’ve read so many books and articles & ive been online reading and looking,many show that i need a broker License for real estate.others don’t even talk about that.also i went to the court house and got a list of house but all for auction.to do that i need to register to buy house’s.
is there a free site i can go to to find house’s that are for sale on foreclosures,one that i don’t have to pay to become a member?is it really easy just to have the money your self and buy and resale?i know there’s a lot to do so.but do i really have to go threw all this member ship stuff?auctions?whats the best way to find cheap house’s?

Houses are flippable in any market as long as you bought or controlled them right.

Unless you have a title rep sending you a list of foreclosures, then the best way to do this is to use www.realtytrac.com. This is assuming you want to target foreclosures.

You don’t need to be licensed. I wasn’t when I started. Licensing just makes it easier to buy and sell and make money while not being licensed, you need to jump through hoops to control/own property (like using assignable contracts) to market and make your money.

Regarding money, you profit more by using your own. However money is not an issue because once you found a deal, finding someone to finance it is not an issue.

The best way to find cheap houses is to find motivated sellers or property which is not used properly or can improve in value based on some type of modification or zoning.

In my area, the investors are flipping short sales. And that is just one of many things that I see.
