Can a realtor flip houses in Illinois?
I am looking for a property to rehab and resell. What are the advantages/disadvantages to obtaining a real estate license? What restrictions/laws are involved?

Yes. Anyone can can buy, flip, and sell.
If you are licensed, when selling, you must disclose you are a Real Estate Agent and with your Comany name.
License Advantages
You would earn a commission on both the buy and sell sides, including your stated goal.
You will have more knowledge of Real estate laws, and be open to the buying/selling markets at large.
You will be an Independant Contractor giving you possible huge tax advantages.
Set your own hours. Take control of your life. But once you are working with a buyer or seller, your time is theirs.
Disadvantages:
None, except for required eduaction, licensing, testing, and MLS startup costs. But believe me, they are worth it.
